The southernmost corner of Bucks County, between Bristol Pike and the Delaware, with 1920s grid streets and older river-facing houses.
Andalusia is the southern tip of Bensalem Township and of Bucks County, bounded by the Poquessing Creek and the Delaware River, with Bristol Pike running through it and Interstate 95 cutting the lower edge. The housing comes in two layers. There are small single-family homes on grid streets dating from the 1920s, and there are much older and larger houses near the water, including the Andalusia estate that gave the place its name. Roofs here face open water on one side.
That exposure matters. Wind coming up the river hits ridges, rakes and the first few courses hardest, and salt-free but constant damp air keeps north slopes slow to dry. We use high-wind fastening patterns as standard, pay attention to how ridge vents are secured, and check for granule loss on the river-facing planes. Bensalem Township is the permitting authority under the PA Uniform Construction Code.

An open river frontage means nothing breaks the wind before it reaches the roof, and the ridge and rake edges take that load first.
On exposed river-facing roofs the ridge vent is often the first component to lift.
Small older singles have light framing and plank decking that needs checking at tear-off.
Narrow side yards on grid streets limit where ladders and the dumpster can go.
Bensalem Township issues roof permits for Andalusia under the Pennsylvania Uniform Construction Code.

It changes the installation more than the product. We use a heavier architectural shingle with a high-wind nailing pattern, take extra care with starter course placement at the rakes, and make sure the ridge vent is mechanically secured rather than just nailed. Those details are what hold up when wind comes straight off open water.
Bensalem Township. Andalusia is a neighborhood within the township rather than its own municipality, so the township handles the application and the inspection under the Pennsylvania Uniform Construction Code. Bucks County does not issue residential roof permits. We submit the paperwork and arrange the inspection once the work is complete.
Not shingles. A flat or near-flat section needs a membrane, usually EPDM or TPO, seamed and flashed as one surface. Where it meets the main shingled slope the transition gets metal flashing built in rather than sealant. Those small rear roofs are where most leaks on houses of this age begin.
Yes, it is standard on these grid streets. We plan ladder positions and ground protection in the gap, hand carry debris out rather than dropping it, and place the dumpster at the curb where it does not block the sidewalk. It is slower than an open lot and we account for that in the quote.
