The county seat, with 1,055 contributing buildings in a historic district listed in 1985. Roofing that clears HARB and still keeps water out.
Doylestown Borough is a walkable grid of Federal and Late Victorian houses, 1,055 of them contributing to a historic district listed in 1985 and bounded by Union, Cottage and East Ashland. Steep pitches, dormers, slate, copper valleys, standing-seam on porch roofs. Doylestown Township wraps around the borough with a different inventory: Pebble Hill, Cold Spring Hunt, Doylestown Hunt, Hunters Run and Castle Valley, mostly asphalt shingle on 1970s through 2000s colonials.
We match what is there. Slate repair where the slate is still sound, synthetic slate where it is not, architectural asphalt where asphalt belongs, ice-and-water at every eave and valley. Borough and Township are separate permitting authorities with separate codes offices, and inside the borough historic district exterior work needs a certificate of appropriateness before a permit moves, so we start there.

HARB reviews exterior changes visible from the street in the borough district, while the township’s older properties and its newer developments answer to a separate board and a separate codes office.
Exterior work visible from a public street needs a certificate of appropriateness first.
Borough roofs carry real slate and metal porch roofs worth repairing before replacing.
Ice-and-water membrane and attic ventilation stop the freeze-thaw damage that shows at overhangs.

Yes, and which office you file with depends on your address. Doylestown Borough has its own building and zoning department; Doylestown Township has its own code and zoning department. If you are in the borough historic district, HARB reviews the exterior and recommends, Borough Council issues the certificate of appropriateness, and the building permit follows. We handle both tracks.
Often yes, but HARB weighs design, material, texture and color on anything visible from a public street, so the answer depends on what is up there now. If the house was slate, a synthetic slate usually reads better to the board than a three-tab. We put the samples and the elevations in the submission rather than guessing.
Warm air leaking into the attic melts snow on the upper roof, the water refreezes over the cold overhang, and the dam backs water up under the shingles. It is an insulation and ventilation problem more than a roofing problem. The fix is air sealing and balanced intake-to-exhaust ventilation, with ice-and-water membrane at the eaves as the backstop.
Not usually. Slate fails in patches, at valleys, flashings and fasteners, long before the field of the slate is done, and plenty of Doylestown roofs have decades left in them. We inspect, tell you how many slates are actually broken and whether the nails and flashing are sound, and quote the repair before the replacement.
