Off Oxford Valley Road in Falls Township, where postwar housing went up fast and its roofs now wear out on the same schedule.
Oxford Valley was farmland and a general store until the 1950s, when Levittown and Fairless Hills arrived and the area filled in around what is now the mall and the Route 1 business corridor. Most of the housing dates from that burst: ranches, Cape Cods and split-levels on modest lots, with short eave overhangs and shallow to moderate pitches. The village straddles Falls Township and Middletown Township, so neighbors on either side of the line answer to different offices.
Because everything went up together, everything ages together. A street that was re-roofed in the late nineties is due again now, and we see three or four houses in a row within a season of each other. We strip to the deck, replace soft sheathing, rebuild the eave with ice-and-water underlayment and balance the attic ventilation. Most Oxford Valley addresses permit through Falls Township.

When a neighborhood is built in one push and re-roofed in another, its houses arrive at the end of each roof cycle almost simultaneously.
A foot of overhang puts any ice dam directly over living space below.
Seventy-year-old sheathing that has carried two roofs already needs checking board by board.
Ridge vents added without soffit intake move far less air than homeowners assume.

It depends which side of the line your parcel falls on, since Oxford Valley extends into both. Most addresses are in Falls Township. We confirm it from the property record before filing, and the township that holds your parcel issues the permit under the Pennsylvania Uniform Construction Code and inspects the finished roof.
Low pitch plus a short overhang is usually the answer. Heat escaping a poorly vented attic melts snow up the slope, the water refreezes at the cold eave, and with only a foot of overhang that dam sits directly above living space. Ice-and-water underlayment and balanced intake and exhaust are the fix.
We would not. Weight matters on 1950s framing, and a third layer hides whatever the decking is doing underneath. A full tear-off costs more up front and is the only version that lets us see and correct the deck, the valleys and the flashing before new shingles go down.
Most are a one-day tear-off and reinstall, occasionally two if the decking needs work or the weather turns. We set up, protect the landscaping, strip the roof and dry it in the same day. Anything we find in the deck gets shown to you before it is covered.
