Local Roofing In Penns Park

Old framing decides the new roof

Penns Park is one of five villages in Wrightstown Township, sitting near Second Street Pike, Route 232, with the Penns Park Historic District and the general store complex on the National Register. The township counts well over a hundred houses at least a century old, and a good share of them are here. Hand-cut rafters, narrow board sheathing, stone walls and heavy chimneys are the normal conditions rather than the exception on this street.
That framing sets the limits. A structure built for slate can usually carry slate again; one re-roofed twice in asphalt may have sheathing that needs replacing first. We look at ridge sag, bearing points and old cuts around chimneys before we talk about material. Wrightstown Township issues the permit under the PA Uniform Construction Code.

What the rafters can carry sets the options.

On houses this old the structure, not the catalog, decides whether slate, cedar or asphalt is the right answer for the main slopes.

Ridge sag

Keeping slate is a structural decision, not just a question of what it looks like.

Penns Park FAQ

Common questions

My house is from the 1800s. Can it take a modern roof?

My house is from the 1800s. Can it take a modern roof?

Nearly always, but we check rather than assume. We look at the ridge for sag, the rafter bearing points for splits, and the sheathing for gaps and old repairs. Asphalt is lighter than what many of these houses were built for, so weight is rarely the issue. Decking condition usually is, and it is easy to correct once the roof is off.

Wrightstown Township. Penns Park is one of the township’s villages rather than a municipality in its own right, so the application, the review and the inspection all happen at the township under the Pennsylvania Uniform Construction Code. We file the paperwork and schedule the inspection once the roof is finished.

It depends on how the nails and the flashings are doing, not how the slate looks. Slate that is intact with sound nailing is worth repairing and will outlast anything else. Slate that is releasing across the whole roof is a full replacement either way, and at that point asphalt is a legitimate choice with a much lower cost.

It was normal construction when wood shingles needed to breathe, and it becomes a problem under asphalt because there is not enough continuous support and nails can miss. Depending on the gaps we either replace the worst boards or sheet over the whole deck. We show you what is up there before deciding.
