A small Pennridge borough on the East Branch of the Perkiomen, where tight lots and steep Victorian pitches decide how a roof gets staged.
Sellersville is barely two square miles, built along Main Street and the East Branch Perkiomen Creek, with the theater at the center of things. Houses sit close: twins, narrow frame singles and attached brick blocks with steep gables and full-height dormers. There is often no room to drop a dumpster where you would want it, and the roof is twenty feet from the neighbor’s.
So we plan the site before the roof: staging, protection over the neighbor’s property, and where debris goes. On the roof itself the work is steep-slope shingle, dormer and sidewall flashing, and low-slope membrane over back kitchens and porches. Permits for roof work inside the borough are issued by Sellersville Borough under the Pennsylvania Uniform Construction Code.

On a twelve-foot side yard the staging plan, the neighbor’s roof and the sidewalk matter as much as the pitch you are working on.
Ladders, staging and debris chutes planned to fit a narrow borough side yard.
Twins and attached blocks need the shared ridge and wall flashing done together.
Back kitchens and porch roofs take membrane, not shingle, to stay dry.

Same office, same crews, a short drive away.
Sellersville Borough handles it, under the Pennsylvania Uniform Construction Code. Neither Bucks County nor West Rockhill Township is involved if your property is inside borough limits. We apply, post the permit on site and arrange inspection, and we check the parcel first because Sellersville mail also reaches addresses in the surrounding township.
Not if the job is set up properly. We tarp and board what needs protecting, agree access with the neighbor where we have to cross the line, and sweep with magnets over both sides at the end. On very tight lots we sometimes stage from the street instead, which takes a little longer but keeps everything clean.
That is the party-wall junction, and it is the most common leak on an attached house. The flashing there has to run up over the wall and under the shingles on both sides, which is hard to do properly if only one half is being re-roofed. Where both owners are willing, doing the pair together gives a much better detail.
Most are a single day of tear-off and install, sometimes two if the decking needs work or the weather turns. Setup and cleanup take longer on a tight lot than the roofing does. We give you a start date rather than a window, and we do not leave a roof open overnight without it being dried in.
