Main Line housing stock on the Paoli line, home of the Devon Horse Show. Slate, cedar and steep asphalt roofs on houses built before the war.
Devon straddles the Main Line in Easttown Township, built out along the railroad and Lancaster Avenue well before the war and best known for the horse show grounds. The housing is largely substantial: stone and stucco twins and singles, deep porches, dormers, multiple gables, and a fair amount of original slate and cedar still in place. Roof geometry here is complicated, and complicated roofs fail at their transitions.
We work on slate, cedar, architectural asphalt and standing-seam metal, and on these houses a single roof often needs three of them. Copper or metal on porch and bay roofs, membrane on flat sections, shingle or slate on the main slopes. Roofing permits for Devon addresses are issued by Easttown Township under the Pennsylvania Uniform Construction Code.

Main Line houses combine steep slate or shingle slopes with metal porch roofs and low-slope rear sections, and the joints between them are where water gets in.
Original slate and cedar can sometimes be repaired rather than stripped and replaced.
Standing-seam and flat-lock metal outlast shingle on the low-slope porch roofs here.
Every dormer cheek and valley is a separate flashing job on a roof this complex.
Easttown Township issues the roofing permit and inspects the work for Devon properties.
Same office, same crews, a short drive away.
If the slate itself is sound and the failures are at flashings, nails and a scattering of broken pieces, repair is usually the better value. Slate that has delaminated across whole slopes is a different conversation. We look at the underside from the attic as well as the surface before advising.
You need a permit from Easttown Township, which administers the Pennsylvania Uniform Construction Code for Devon addresses. Devon is a census-designated place, not a municipality, so the township is the authority. We submit the application, arrange the inspection and give you the closed-out record when the job is done.
Porch roofs on these houses are usually low slope and tie into a wall above, so the failure is normally at that wall junction rather than in the middle of the roof. Old soldered metal opens at the seams and flashing behind stucco corrodes. Replacing the metal and reworking the wall detail is the durable fix.
Usually, yes. There are asphalt products that read convincingly as slate or cedar from the street, and we can keep original metal on porches and bays while replacing the main slopes. We bring samples to the house so you are choosing in daylight against your own stone or stucco.
