A Brandywine valley borough with Georgian and Federal houses along East Lancaster Avenue, ringed by 1990s and 2000s development in the townships.
Downingtown sits where the Brandywine crosses Lancaster Avenue, and it is one of the oldest boroughs in the county. The East Lancaster Avenue historic district alone carries Georgian, Federal and late Victorian houses, some of them back to the early 1700s, and the borough’s log house is older still. Steep roofs, dormers and slate come with that. Caln, East Caln and East Brandywine wrap the borough in newer subdivisions like Applecross and Brandywine Hunt.
Older roofs get inspected as assemblies: eave membrane, valley metal, chimney and dormer flashing, and the low-slope rear additions a borough collects over two centuries. Newer homes get checked where the build went fast. We write down what we find, price the honest fix, and pull the permit at the borough codes office, or at your township if you sit outside the line.

An eighteenth century house on Lancaster Avenue and a 2003 colonial in East Brandywine both leak eventually, but never in the same place or for the same reason.

Membrane at eaves and valleys, plus attic ventilation that actually moves air.
Around the borough, the first replacements are now due on late-nineties builder roofs.
Downingtown’s codes office permits the reroof, and the township does outside the line.

Downingtown Borough’s code enforcement office, under the Pennsylvania Uniform Construction Code. If your Downingtown mailing address is really in Caln, East Caln, East Brandywine or West Bradford, that township issues it instead, and the paperwork is not identical. We verify the parcel first, pull the permit, and close it out after inspection.
For a private house, no. Downingtown’s historic commission is advisory: it inventories and recommends, and its approval role covers borough-owned historic buildings rather than your reroof. Even so, if you own one of the older Lancaster Avenue houses we will talk material through before ordering, because the wrong profile reads from the street.
Warm air leaking into the attic melts snow on the upper roof, the meltwater runs down to the cold overhang and freezes, and the dam pushes water back under the shingles. Membrane at the eaves and in the valleys protects the deck. Air sealing and ventilation are what actually stop the dam forming.
A membrane, not shingles. EPDM or TPO handles slow drainage where a shingle cannot, and the critical part is the transition where the low slope meets the steep roof above. We detail that junction and the wall flashing, since that is where most addition leaks actually begin.
