A walkable planned community off Route 100 with a town center of its own. The original roofs went on in the late 1990s and are due.
Eagleview is a planned community in Uwchlan Township, built by the Hankin Group from the late 1990s onward around a town center of shops and offices. Single-family homes, townhouses, condominiums and apartments sit close together on small lots. Because most of it went up inside a few years, the original architectural shingle roofs are reaching the end of their service life at roughly the same time.
We inspect before recommending anything, because a 1998 roof is sometimes a repair and sometimes a replacement. Tight lots and shared townhouse walls mean staging and debris control matter as much as the shingle. Roofing permits for Eagleview addresses are issued by Uwchlan Township under the Pennsylvania Uniform Construction Code.

When a whole neighborhood shares a build date, the failures arrive together, usually starting at valleys, chimney flashing and the south-facing slopes that took the most sun.
Late-1990s valley details often used the thinnest allowable material and show it now.
Shingle color and profile usually need association sign-off before work starts here.
Shared walls need careful flashing and sequencing so one unit’s work does not leak into the next.
Eagleview sits in Uwchlan Township, which issues the roofing permit and inspects the work.
Same office, same crews, a short drive away.
In most planned communities the association reviews shingle color and profile before work begins. If your section of Eagleview is governed that way, we give you the product data sheet and color sample the submission needs. The township permit is separate from any association approval, and we handle that part ourselves.
Uwchlan Township. Eagleview is a census-designated place and a community name, not a municipality, so the township is the code official for the address under the Pennsylvania Uniform Construction Code. We pull the permit and meet the inspector, and you keep the closed-out paperwork for resale.
Not automatically, though a shared build date does mean shared timing. An inspection tells you whether you are looking at a failing field of shingle or a flashing detail that can be repaired. We will say so either way rather than sell you a roof you do not need yet.
That is algae, and it grows on the slope that stays damp longest, usually the north side. It is cosmetic rather than structural, but it tells you that slope dries slowly. Replacement shingles with algae-resistant granules plus trimming back shade are the practical answer.
