Houses along Ridge Road that predate the country, new builds on the same lanes, and almost none of them vent the attic properly.
East Vincent sits between French Creek and the Schuylkill, crossed by Route 23 and Route 724, with part of the Hopewell Big Woods inside its lines. Ridge Road carried taverns and mills from the 1760s, and houses from that century still stand on it. Newer pockets like Vincent Meadows and Carrigan Village fill in around the old hamlets of Sheeder and Five Points. Owen J. Roberts serves the schools.
Old houses were never built with soffit and ridge ventilation, and plenty of newer ones have theirs blocked with insulation. Hot, wet attic air cooks shingles from below and feeds ice dams in winter. We measure intake and exhaust, fix the balance, then roof. Permits for roof work are issued by East Vincent Township under the Pennsylvania Uniform Construction Code.
The full Maze Roofing range, residential and commercial, from the local team.
Shingle, tile, metal and flat roofing for homes and townhomes across the area.
Shingle, tile, metal, flat and TPO. Managed from tear-off to cleanup.
Flat, TPO and metal systems, with maintenance programs that protect the asset.
Storm damage, active leaks and fallen trees, with 24/7 phone response.
Trapped attic heat and moisture bake the shingle mat and rot the deck from the inside, and no amount of premium shingle fixes a sealed-up attic.
Insulation pushed tight to the eave shuts off the intake air a ridge vent needs.
Fans dumping into the attic instead of outside soak the sheathing every winter.
Plywood that has been damp for years separates in layers and will not hold nails.

Directly. Shingles over an unvented attic run hotter and age faster, and in winter that warm moist air condenses on the underside of the deck and drives ice damming at the eaves. Balanced intake at the soffits and exhaust at the ridge is the cheapest roof life you can buy.
Usually yes. We cut the ridge open, install continuous vent, then check that the soffits can actually supply air, because a ridge vent with no intake pulls from inside the house instead. On older houses with no soffit at all we use edge or fascia intake vents, so it gets solved either way.
East Vincent Township for township properties. Spring City is a separate borough with its own code office, and plenty of East Vincent mail carries a Spring City or Phoenixville address. The township administers the Pennsylvania Uniform Construction Code here, and we file the application with the township.
Only what is bad, and we cannot know that until the old roof is off. On houses of this age we plan for some sheathing replacement around chimneys, at the eaves, and under old valleys. We price a per-sheet rate up front so there is no surprise number once the roof is open.
