Wooded Brandywine country between Lenape and Northbrook, where shade and leaf litter shorten the life of a roof.
Pocopson runs along the Brandywine below West Chester, and the old village names still describe it: Locust Grove in the middle, Northbrook to the west, Lenape down on the water. Between them are stone houses, converted farm buildings and large-lot homes set back under mature trees. It is a beautiful township to drive through and a difficult one to keep a roof dry in.
Shaded slopes stay wet, and wet slopes grow moss and algae and hold debris in the valleys. We clear and rebuild the valleys, use algae-resistant shingles on the north faces, and make sure the gutters and the eave detail can move water that arrives with leaves in it. Roofing permits in the township are issued by Pocopson Township.

Overhanging limbs drop debris into valleys and keep north-facing slopes from drying, which is how moss gets under the shingle edge and stays there.
Damp shaded slopes streak and grow moss long before the shingle is worn out.
Leaf litter dams the valleys, and standing water finds the flashing underneath.
Mature trees over the roofline scuff granules off and puncture shingles in storms.
Pocopson Township issues the roofing permit under the Pennsylvania Uniform Construction Code.

Those streaks are algae, and under tree cover in Pocopson they come back after cleaning. Washing helps cosmetically for a season or two. If the shingle is near the end of its life anyway, the better answer is a replacement using algae-resistant shingles on the shaded slopes.
Trimming limbs that touch or overhang the roof is worth doing, and it is easier before the work than after. It reduces debris in the valleys, lets the slopes dry, and keeps branches from scuffing a new shingle. We will point out which limbs actually matter.
Pocopson Township does, under the Pennsylvania Uniform Construction Code. Chester County has no role in residential building permits. We prepare the application, post the permit on site and coordinate the inspection, and we will not start a tear-off before it is in hand.
Not necessarily, but it is a warning. Moss holds water against the shingle and against whatever is flashing that valley, and eventually the metal or the underlayment gives up. An inspection tells you whether you are looking at a valley rebuild or a full replacement.
