Pughtown, Coventryville and Bucktown at the edge of the Hopewell Big Woods, where roof drainage gets tested every fall.
South Coventry is small, about seven and a half square miles of woods and farm ground on the northern edge of the county, with three old hamlets in it: Pughtown, Coventryville and Bucktown. Routes 23 and 100 cross it and not much else does. Housing is farmhouses, converted older buildings and scattered newer homes, most of them sitting under heavy tree cover at the edge of the Hopewell Big Woods.
All that tree cover means the roof is only half the system. Gutters fill, downspouts back up, and water ends up sitting at the eave instead of leaving. We size and detail the drainage with the roof rather than after it, including the valley outlets and the kick-outs at wall intersections. Permits are issued by South Coventry Township.

Full gutters and blocked valley outlets hold water at the eave through freeze-thaw, and that is how it gets behind the fascia and into the deck.
A roof that drains badly will fail at the eave no matter how new it is.
Where a roof meets a wall, a missing kick-out sends water behind the siding.
Older houses here grew in stages, leaving junctions that need rebuilding rather than sealing.
South Coventry Township issues the roofing permit under the Pennsylvania Uniform Construction Code.
Same office, same crews, a short drive away.
In a township this wooded it is usually worth doing together. New gutters, correct hangers and properly placed downspouts are what keep water off the eave and away from the fascia. Doing it at the same time also means the drip edge and the gutter line are detailed as one.
South Coventry Township, under the Pennsylvania Uniform Construction Code. A Pottstown or Spring City mailing address is common out here but it does not change the municipality, and Chester County plays no part in residential building permits. We file with the township and handle the inspection.
Some are, and some just move the clog from the gutter to the top of the guard. Under heavy leaf fall the honest answer is that no guard eliminates maintenance. We will tell you which products hold up here and where the money is better spent on drainage detail.
With a full inspection rather than another patch. On houses that grew by addition the leaks usually trace to a handful of junctions between old and newer sections. Once we know which ones are the problem, you can decide between rebuilding those details and replacing the roof outright.
