Wrapped around the north and west of Coatesville, with older worker housing on one road and 2000s subdivision on the next.
Valley Township curls around Coatesville on the north and west sides, split by Route 30 and the Lincoln Highway business route. Hayti and Westwood are long-standing neighborhoods near the city line, plain frame and masonry houses with porches and shallow rear additions. Rock Run and the Hillview and Valley Crossing developments came later, most of the newest in the 2000s. Coatesville Area covers the schools.
Different stock, different failure. On the older houses we deal with layered shingle, low-slope porch roofs and rusted flashing. On the newer ones it is usually one detail at a valley or a wall. The tear off tells the truth either way. Roof permits in the township are issued by Valley Township under the Pennsylvania Uniform Construction Code.
The full Maze Roofing range, residential and commercial, from the local team.
Shingle, tile, metal and flat roofing for homes and townhomes across the area.
Shingle, tile, metal, flat and TPO. Managed from tear-off to cleanup.
Flat, TPO and metal systems, with maintenance programs that protect the asset.
Storm damage, active leaks and fallen trees, with 24/7 phone response.
Shallow porches, rear additions and bay tops cannot shed water the way a steep main roof can, so they leak first and end up patched the most.
Porch and addition roofs under three in twelve need membrane rather than shingle.
Old galvanized step and apron flashing rusts through where the roof meets siding.
Rushed valley cuts on 2000s builds open up once the sealant strip lets go.
Valley Township, not Coatesville and not the county, issues the roof permit.
Same office, same crews, a short drive away.

Not if your parcel is in Valley Township. Coatesville is a separate city with its own code office, and the township handles construction permits for township properties under the Pennsylvania Uniform Construction Code. We verify the municipality from the parcel record before filing, because the two addresses look identical.
On anything under about three in twelve, shingle is the wrong system. A fully adhered EPDM or TPO membrane, or standing seam metal if you want the look, is what holds on a shallow porch. The tie-in where that roof meets the house wall matters as much as the membrane itself.
It is common here and it is fixable. A low porch roof over a heated space collects meltwater from the main roof above it, then freezes at the edge because nothing beneath it is warm. Membrane carried well up under the main roof, plus insulation and ventilation corrections, is what stops it.
Sometimes, if the two slopes are genuinely different ages or one took storm damage. Be clear that the color will not match exactly and the newer slope will outlive the older one, so you are scheduling a second job later. We price it both ways so the tradeoff is on paper.
