Post-war twins and capes off MacDade Boulevard, on Ridley Township ground. Roof replacement for houses built in one stretch.
Holmes carries the name of a family that farmed here for about a century, though the homestead ground is a shopping center now. What replaced the farms is post-war housing: twins and capes in brick and shingle, laid out in blocks either side of MacDade Boulevard, garages tucked under, dormers cut into the second floor. It is all Ridley Township, despite the separate address.
Twins share a roof plane and a party wall, so we finish at the wall properly instead of running material across it, and we tell the neighbor what we are doing. Roofing permits for Holmes are issued by Ridley Township under the PA Uniform Construction Code.

Two houses under one continuous slope means the party wall, the cap flashing and any difference in roof age all become part of the same conversation.
Terminations and wall caps rebuilt where two twins meet at the ridge.
Step flashing at dormer cheeks, the usual failure on this housing type.
Soffit intake and ridge exhaust added where the original build had neither.

It can be. When one half of a twin is re-roofed, the new layers sit slightly higher, and the party wall cap has to be rebuilt to cover the step. If it was not, water runs onto the lower side. Fixing that detail is straightforward once someone actually looks at it.
No. Holmes is a postal and census name within Ridley Township, so the roofing permit, the inspections and code enforcement all go through Ridley Township under the PA Uniform Construction Code. Delaware County does not issue building permits. We pull the permit as part of the job.
That follows from how the neighborhood was built. Blocks that went up within a couple of years of each other get replaced within a couple of years of each other, and most of these houses are now on their second or third roof. Getting inspected before a leak is the cheaper order of events.
Usually yes, though capes need the intake side sorted out too. A ridge vent with no soffit intake does very little, and on a cape the knee-wall spaces complicate the airflow path. We look at the whole route air has to take before recommending a vent, because a vent alone is often not enough.
