Local Roofing In Ardmore

Steep roofs built for slate

Ardmore was laid out along the Pennsylvania Railroad, and most of what surrounds Suburban Square and Lancaster Avenue went up between 1900 and 1930. North Ardmore, Merion Golf Manor and the ArdWood blocks hold stone and stucco twins and colonials with steep pitches, shed and gable dormers, several valleys per roof and built-in gutters. Many started out slate or cedar. A good number still are, and the flashing was copper.
We work these roofs the way they were built. Slate and synthetic slate where slate belongs, cedar where cedar belongs, architectural asphalt when a homeowner chooses it, copper or lead-coated copper at valleys, chimneys and dormer sidewalls. Permits go through the Lower Merion Township Building and Planning Department, and we close them out.

Roofing In Ardmore

Century-old Main Line roofs fail at the details.

On a 1920s stone twin the failure is almost never the field of the roof, it is the valleys, the chimney and dormer flashing, and the lining of the built-in gutter.

Slate and synthetic

Repair in kind, or replace with a synthetic slate that keeps the roof’s proportion and shadow line.

Copper flashing

Valleys, chimneys, dormer cheeks and sidewalls detailed in copper or lead-coated copper.

Built-in gutters

Box gutters set into the eave need lining and slope, not another coat of sealant.

Common questions

Does Lower Merion have to approve my roof material?

Does Lower Merion have to approve my roof material?

Only if your property is in one of the township’s historic districts or on its historic resource list. Lower Merion has a Historical Architectural Review Board, and where it applies it has a say in material and appearance, which is why a slate-to-asphalt switch is worth asking about first. Everything else needs a building permit, which we pull.

No, but look at the options honestly. Natural slate lasts longest and costs most. Synthetic slate gets close on appearance at a fraction of the weight. Architectural asphalt is the cheapest and reads differently on a steep Main Line roof. We show you all three on your own house, and we do not push the expensive one.

Usually yes if it already carried slate, but that is not an assumption we make for you. We check the rafters, the sheathing and any prior repairs, and a deck that has been through a layer of asphalt can change the math. If the structure will not take slate, synthetic slate weighs a fraction of it and is the honest alternative.

Steep old roofs with dormers make a lot of valleys, and valleys collect snow. Add heat leaking up from a finished third floor and you get melt that refreezes at the cold edge and backs up behind the flashing. Ice-and-water membrane in the valleys and at the eaves helps, but the real fix is air sealing and venting.
