A rail village named for Elizabeth Ayres, at the corner of Huntingdon Pike and Welsh Road. Mostly mid-century roofs, mostly on their second round.
Bethayres grew up around the Reading Railroad station put in during the 1870s, and the name is a railroad man’s tribute to his mother, Elizabeth Ayres. It sits in Lower Moreland Township where Huntingdon Pike meets Welsh Road, and the West Trenton Line still stops there, with Philmont the next station along. The housing mixes older village homes with mid-century singles on modest lots.
Mid-century roofs here are generally on their second or third covering, so the questions now are about decking, ventilation and whether the last round was done properly. We check all three before quoting. Roof permits for Bethayres addresses are issued by Lower Moreland Township under the PA Uniform Construction Code.

Work from earlier decades left shortcuts behind: shingles laid over old layers, sealed-over flashing, and soffit vents buried under blown insulation.
Sealant used where flashing belonged is the most common thing we find on these roofs.
Insulation pushed into the eaves stops intake air and cooks the shingles from below.
Rear additions create low-slope tie-ins that asphalt shingles were never meant to cover.
The township, not Montgomery County, issues roofing permits under the state construction code.

Lower Moreland Township. Bethayres is a village and station name inside the township, not a municipality of its own, so the township issues the permit and runs the inspection under the Pennsylvania Uniform Construction Code. We complete the application, submit it, and schedule the inspection so the job keeps moving.
Often yes, and sometimes that is the whole job. Exhaust at the ridge only works if air can get in at the eaves, so we start by clearing or adding soffit intake. If your shingles still have years in them, improving the ventilation now protects that remaining life rather than shortening it.
On the invoice, slightly. Over the life of the roof, no. A second or third layer hides the decking, adds weight, prevents flashing from being set properly, and shortens the new shingles by trapping heat. On most Bethayres houses there is already a layer too many, and it needs to come off.
It is an attic problem showing up on the roof. Warm air escaping into the attic melts snow above, the meltwater refreezes over the cold eave, and the dam forces water back under the shingles. Ice-and-water underlayment at the eaves plus balanced ventilation and air sealing is the durable fix.
