Whitpain Township, where the houses are large and fairly new and the roofs are complicated for reasons that have nothing to do with age.
Blue Bell is not a borough. It is an unincorporated village name inside Whitpain Township, sharing the township with Center Square, Broad Axe and Belfry. The housing is mostly large and mostly recent. Blue Bell Country Club, Whitpain Farm, Normandy Farms Estates, Foxcroft and Steeplechase run to 1980s through 2000s colonials with front-facing gables, six or eight roof planes, long valleys and a lot of ridge line.
Area and complexity drive these jobs, not decay. We replace with architectural asphalt, redo the valley membrane and the step flashing at every gable return, and add standing seam where a bay or a porch roof asks for it. Permits go through Whitpain Township code enforcement, and we close them out.

Shingle, tile, metal and flat roofing for homes and townhomes across the area.
Shingle, tile, metal, flat and TPO. Managed from tear-off to cleanup.
Flat, TPO and metal systems, with maintenance programs that protect the asset.
Storm damage, active leaks and fallen trees, with 24/7 phone response.
These houses carry six or eight roof planes and several valleys, so the number of places water can be mishandled stays high even when the shingles are fine.
Long valleys carry a lot of water and get full ice-and-water, not a metal strip alone.
Where a gable meets a wall is the detail builders rush and homeowners find years later.
Big attics need balanced ridge and soffit venting, or the eaves ice up every winter.
Roof permits come from Whitpain Township, not Montgomery County, and we close them out.

Whitpain Township does. Blue Bell has no borough government of its own, so building permits and inspections run through Whitpain Township’s code office under the Pennsylvania Uniform Construction Code. If you are in an association like Blue Bell Country Club, there is usually an architectural approval on top of the township permit, and we get both first.
Age has little to do with it. Ice dams come from warm air reaching the underside of the deck, melting snow that then refreezes over the cold overhang. Large houses with big attics and plenty of recessed lights are common offenders. We check insulation depth and whether the soffit vents are actually open before talking about the roof.
Usually yes. Most associations here specify a color family and an architectural profile rather than one exact product, and the major manufacturers have close equivalents. Send us the guideline or the approved list and we will quote to it, including the GAF systems we install most, and flag anything on the list we think performs poorly.
Sometimes, and we will tell you when it makes sense. A single slope wrecked by hail or a wind event can be done on its own, though matching weathered shingles is imperfect and the warranty is narrower. On a roof where everything else is near the end anyway, doing it in pieces usually costs more over five years.
