A farm township that filled in with subdivisions in the 1990s and 2000s. That housing is now reaching its first roof replacement.
Lumberton took its name from timber floated down the Rancocas Creek toward Philadelphia, and Eayrestown and Fostertown were settled here first. The township stayed small and agricultural for a long stretch, then filled in quickly with cul-de-sac subdivisions through the 1990s and 2000s. Most of the housing stock is younger than thirty-five years, which puts a large share of it squarely in first-replacement territory right now.
First replacements are usually straightforward and occasionally revealing. Builder-grade three-tab, fastening at the spec minimum, thin valley metal, and pipe boots that were never going to last as long as the shingle above them. We strip, correct those details and install architectural asphalt. Permits and inspections go through the Lumberton Township construction office under the New Jersey Uniform Construction Code.

Looking fine from the driveway and being sound are different things. On a roof that age the field shingles often have life left while the pipe boots, valley metal and step flashing are done. An inspection tells you which it is, and a targeted repair may buy several more years honestly.
Yes. The Lumberton Township construction office issues the permit and inspects the work under the New Jersey Uniform Construction Code. We file it before the tear-off and close it out after the inspection passes, so nothing sits open when you eventually sell the house.
Hail bruises the mat under the granules, and those bruises are hard to see from the ground and easy to see up close. We look for granule loss in concentrated patterns, dents on soft metals like vents and gutter aprons, and splits on the edges of shingles. Documentation matters if insurance is involved.
Only if everything around it does. Ventilation, underlayment, flashing and fastening determine whether a shingle reaches its rating. On subdivision roofs the shingle almost never fails first. Correcting the details during replacement is what turns a rated lifespan into an actual one.
