Bellmawr filled in with post-war Capes and small singles. On a Cape, the shed dormer and its side walls are where roofs give up first.
Bellmawr became its own borough in 1926 and grew into what it is now across the post-war decades, tucked between Big Timber Creek, Route 168 and the interchanges at 42 and 295. The housing is compact: Cape Cods, small singles, some twins. Most of the Capes gained a shed or gable dormer at some point, and that addition is nearly always the oldest flashing on the house.
We open those transitions up instead of sealing over them. Dormer cheek walls get new step flashing woven into the courses, front-to-rear valleys get replaced metal, and low-slope rear additions get a membrane. Roofing permits in Bellmawr are issued by the Borough of Bellmawr construction office under the New Jersey Uniform Construction Code.

Water running down a dormer’s side wall has to be carried out over the shingles by step flashing, and caulk in place of metal buys only a season or two.
Each shingle course at a dormer wall needs its own piece of metal woven in.
Low headroom attics vent poorly, which cooks shingles and invites winter condensation.
Open ground near the creek and the highways means gusts hit the rakes hard.

Because sealant is being used where flashing belongs. Step flashing has to be layered into every shingle course along the dormer wall so water is carried out onto the roof. Caulk over a failed joint lasts a season. Rebuilding that flashing during replacement ends it.

It can, if the problem is airflow rather than insulation. Cape Cod attics are shallow and often have neither proper intake at the eaves nor exhaust at the ridge. Adding both during a replacement moves real air. We will tell you honestly if insulation is the bigger factor.
Less than people expect when the perimeter is not fastened correctly. Most losses start at a rake or an eave and peel inward from there. High wind-rated shingles help, but starter strip and the nailing pattern along the edges are what actually hold a roof in a nor’easter.
