A small Winslow Township crossroads on open ground near the Hammonton line. Full sun, and roofs that wear unevenly for it.
Elm is one of the small unincorporated names on the southern side of Winslow Township, near the Hammonton line, where the lots are open and the tree cover thins out. The housing is plain and mixed in age, single-family on generous ground. Without much shade, sun does most of the weathering here, and it does not do it evenly. One slope can look near the end while the one behind it looks serviceable.
We assess the planes separately for that reason, and we treat the attic as part of the roof. Ridge exhaust and soffit intake bring the deck temperature down, algae-resistant shingle handles the streaking, and the sunny slopes get the same underlayment as everywhere else. Elm roofing permits are issued and inspected by Winslow Township under the New Jersey Uniform Construction Code.

On an open lot the south and west planes weather years ahead of the north side, which is why one slope can look finished while another looks fine.
Two slopes on the same house can be a decade apart in condition.
Dark streaks are airborne algae, and the shingle choice can resist it.
Hot attics cook shingle from below, so exhaust at the ridge earns its keep.

Same office, same crews, a short drive away.
Sun exposure. The south and west planes take more ultraviolet and more heat cycling, so the granules go and the mat gets brittle years before the shaded side does. On a full replacement we do the whole roof anyway, because matching new shingle to a decade-old plane never looks or performs right.
A little, but ventilation does far more. A light color reflects some heat at the surface, while intake at the soffit and exhaust at the ridge moves the heat that is already in the attic. Get the airflow right first and then choose the color you actually want on the house.
Winslow Township, through its construction office, under the New Jersey Uniform Construction Code. Elm is an unincorporated locality inside the township, so there is no separate borough authority and the county does not issue roofing permits. We file the application and carry it through to a closed final inspection.
Once every couple of years is plenty for a healthy roof, plus a look after any serious wind or hail. On open lots we pay particular attention to the sunny slopes and the boots around plumbing vents, because rubber cracks fastest where the sun hits it hardest.
