Blackwood, Chews Landing, Erial, Glendora: one township, several villages, and roofs from three different building eras on the same street grid.
Gloucester Township is not one place. Blackwood has a walkable older core, Glendora and Chews Landing filled in through the 1950s and 60s, and Erial and the Blenheim side kept building into the 1990s. A roofing estimate here depends entirely on which village you are in. Pitch, sheathing type and ventilation all change from one section to the next.
So we start with the house, not the town. Older cores get attention at the eaves and valleys. The subdivision sections get checked for ridge and soffit ventilation that was never balanced against each other. Roofing permits for every one of those villages are issued by the Gloucester Township construction office under the New Jersey Uniform Construction Code.

A 1920s Blackwood twin, a 1960s Glendora rancher and a 1990s Erial colonial fail in different places, and each one needs a different scope of work.
Mid-century roofs were often built with intake or exhaust, rarely both working together.
Steeper short slopes and tight eaves where ice damming starts every winter.

Almost always ventilation. Plenty of homes here have a ridge vent added later with no matching intake at the soffits, so air has nowhere to come from and the shingles bake from underneath. Correcting intake and exhaust together during a replacement fixes it and protects the new warranty.
Architectural asphalt typically runs 25 to 30 years here, less if ventilation is poor or the roof takes full afternoon sun. Older three-tab roofs in the village cores often come up short of that. An inspection tells you where yours stands rather than guessing from the install date.
Yes. Both are common here and neither is unusual for us. Older twins need care at the shared wall, the short steep slopes and the eaves. Newer colonials usually need ventilation and flashing brought up to standard. The scope differs, the standard does not.
