Local Roofing In Kingston Estates

Mid-century geometry, not mid-century materials

Kingston Estates went up as a planned development in Cherry Hill Township in the late 1950s and early 1960s, north of Kings Highway and within reach of Cooper River Park. The houses are recognizably of that moment: bi-levels and splits, long low ranch roofs, wide overhangs, attached garages, and additions that came later at a shallower pitch than the original.
Those long shallow planes are unforgiving. We spec the right underlayment for the pitch, carry ice-and-water past the wall line at the eaves, and rebuild the junction where a later addition meets the original roof. Every Kingston Estates permit and inspection is handled by the Cherry Hill Township construction office under the New Jersey Uniform Construction Code.

Roofing In Kingston Estates

Long, low roof planes drain slowly and unforgivingly.

A shallow ranch or split-level roof moves water at walking pace, so the underlayment, the lap and the fastener line carry more of the load than the shingle does.

Shallow-pitch runs

Below about four in twelve, shingle alone is not enough and the underlayment does real work.

Addition tie-ins

Where a 1970s addition meets the original roof, the pitch change is usually the leak.

Wide eave overhangs

Deep mid-century overhangs shade the soffit vents, which are often painted shut by now.

Kingston Estates FAQ

Common questions

Can I shingle a low-slope roof?

Can I shingle a low-slope roof?

Only down to the shingle manufacturer’s minimum pitch, and then only with the extra underlayment their instructions require. Below that, shingles will hold water at the laps and the warranty does not apply. On genuinely flat sections we use EPDM or TPO and flash it into the sloped roof above.

Yes. Kingston Estates is a neighborhood within Cherry Hill Township, so the construction permit for your roof comes from the township, not from a separate borough and not from Camden County. We file it with Cherry Hill and meet the township inspector at the end of the job.

Because that junction was the hardest part of the original build and often the cheapest part of the last re-roof. A pitch change or a roof-to-wall transition needs proper metal underneath, not shingles bent over a corner. We rebuild it as part of a replacement.

Many do not. Mid-century attics were built with modest soffit and gable venting, and decades of insulation, paint and bird screens have often reduced it further. We measure the net free area against the attic footprint and bring intake and exhaust into balance when we re-roof.
