An Atco mailing name with a Winslow Township government. Older small-lot houses, most on their second or third roof.
West Atco is an unincorporated community in Winslow Township, close enough to Atco that the mailing name follows the neighborhood rather than the municipal line. That is the first thing worth knowing here, because the permit follows the township and not the postmark. Most of what stands went up before 1970 on small lots, and nearly every roof has been covered at least once since then.
That history is what we price around. The old material comes off to the bare deck, nail-riddled sheathing gets replaced rather than shimmed, and the staging is planned in advance because the lots leave little room. West Atco roof permits and inspections come from the Winslow Township construction office under the New Jersey Uniform Construction Code.

Most of what stands here went up before 1970 on tight lots, and nearly every roof has been covered since, which is what we price around.
Old shingle left in place hides decking damage and has to come off first.
Two previous re-roofs leave sheathing that no longer holds a fastener well.
Small lots mean staging, dumpsters and fall protection get planned in advance.

Not for West Atco. The Atco name spans more than one municipality, and West Atco sits in Winslow Township, so your roofing permit comes from the Winslow Township construction office. We confirm the municipality from the parcel record before filing, because a permit lodged with the wrong town costs everyone time.
It is, eventually. A second layer hides soft decking, buries the flashing that should have been replaced, telegraphs every ridge underneath, and doubles what has to come off next time. We tear both layers back to the deck so the new roof is fastened into sound wood and the details are rebuilt properly.
Usually part of it, for the dumpster and the material drop. On lots this size we often place a smaller container and stage material in one delivery to keep the disruption short. We walk it with you beforehand, and everything is cleared and magnet-swept the same day the tear-off finishes.
Most single-family roofs here are one day, occasionally two if the decking needs significant replacement or the weather turns. The permit is filed ahead of the start date and the township inspection follows once the work is finished. We will give you the date range in writing rather than a vague window.
