A single ZIP code covering a township on the Pinelands edge. Roof replacement for the houses along and behind Route 73.
West Berlin is the populated heart of Berlin Township, and since 1995 the whole township has shared the 08091 West Berlin ZIP code. That tidied up the mail but not the map: Berlin Borough next door is a separate municipality with its own government. The housing is suburban and mostly postwar, spread along Route 73 and the streets behind it, with the Pinelands National Reserve holding the edges.
We treat the exposed frontage differently from the sheltered back streets, because the wind does. Fastening and starter courses get spec’d for the location, valleys are detailed for pine litter, and 1970s decking is checked before anyone quotes shingle over it. Permits and inspections for a West Berlin address come from Berlin Township under the New Jersey Uniform Construction Code.
The full Maze Roofing range, residential and commercial, from the local team.
Shingle, tile, metal and flat roofing for homes and townhomes across the area.
Shingle, tile, metal, flat and TPO. Managed from tear-off to cleanup.
Flat, TPO and metal systems, with maintenance programs that protect the asset.
Storm damage, active leaks and fallen trees, with 24/7 phone response.
Houses set close to an open highway corridor see more uplift at ridges and rakes than the ones tucked behind them, and the fastening has to reflect that.
Fastening and edge metal matter most on the exposed edges of a roof.
Needles off the Pinelands edge pack valleys and block gutters by October each year.
Plywood from that era runs thin, so we check it before pricing new shingle.
West Berlin addresses are permitted and inspected by Berlin Township, not by Berlin Borough.
Same office, same crews, a short drive away.
No, and the difference matters for a permit. West Berlin is the main settled part of Berlin Township, while Berlin Borough is a separate municipality with its own construction office. Since 1995 the township has used the single West Berlin ZIP code, so mail is no guide, and your roof permit comes from Berlin Township.
A Berlin Township inspector does, under the New Jersey Uniform Construction Code. We pull the permit in the township’s name, call for the inspection when the work is complete, and stay on it until it closes. A closed permit is what a buyer’s attorney will ask about later, so it is worth having on file.
It does. Needles hold water in the valley instead of letting it run, and a packed valley pushes water sideways under the shingle courses beside it. On a replacement we use open metal valleys where the debris load justifies it, and we size the gutters and outlets for what actually comes off the trees here.
Most architectural asphalt roofs here run twenty to thirty years, but the spread depends on ventilation and exposure more than on the shingle brand. A hot, poorly vented attic takes years off the low end. A well-vented roof with rebuilt flashing details tends to reach the top of that range.
