A glassworks town that became a college town. Steep works-era gables near High Street, newer roofs along Rowan Boulevard and the Route 55 side.
Glassboro began as a glassworks in the woods and still shows it. The blocks around High Street and the old West Jersey depot hold twins, colonials and porch-front homes from the works era, many with steep main planes and shallow porch roofs added later. Rowan University has pushed newer construction along Rowan Boulevard, and Village Grande at Camelot added single-level homes over toward Route 55.
Two very different roofs, then. Maze Roofing puts porch and bay sections on a membrane or standing-seam metal where asphalt has no business being, and runs architectural shingle on the steep main planes above them. The Borough of Glassboro construction office issues the permit under the New Jersey Uniform Construction Code.

One block can hold an 1890s twin, a 1960s rancher and a 2015 townhouse, and none of the three wants the same roof system.
Shallow porch and bay roofs need a membrane system, not shingle laid too flat.
Works-era gables run steep, which sheds water well but complicates safe access.
Neighboring homes can be a century apart in framing, pitch and original material.

Because a porch roof is usually too shallow for shingle, and shingle laid on a low slope lets water sit and creep backward under the courses. The honest fix is a different system on that section, either EPDM or TPO membrane or standing-seam metal, tied properly into the main roof above it.
From the Borough of Glassboro construction office, under the New Jersey Uniform Construction Code. Glassboro is its own municipality, so nothing goes through the county. Maze Roofing files the permit and coordinates the inspection with the borough after the work, which is the part most homeowners would rather not handle.
The details rather than the field. Look at chimney and sidewall flashing, the valleys, and any low-slope porch or shed section, because those are where an older rental leaks first and where a tenant will notice it before you do. An annual look costs far less than a ceiling.
It depends on how much of it is still sound. Slate can outlast several asphalt roofs, and if the failures are isolated slates and tired flashing, a repair is genuinely the better value. When the nails and the underlayment are gone across the whole plane, replacement is the honest answer.
