One of East Greenwich Township’s named corners in a township that mostly went up after 2000. New-build roofs, new-build details.
Wolfert is a locality name in East Greenwich Township, which is among the newest-built places in Gloucester County. The township sat under 5,500 residents into the late 1990s and then more than doubled, so most of what stands here is subdivision housing from the 2000s and 2010s: two-story colonials, attached garages, architectural asphalt on every roof, and homeowner associations in many of the developments.
Those first roofs are now old enough to fail at the details rather than the shingle, so we inspect valleys, step flashing, pipe boots and fastening before recommending anything. Where an association controls color and profile, we submit what they need. Permits and inspections go through the East Greenwich Township construction office under the New Jersey Uniform Construction Code.

On a house built in 2004 the shingle is usually still sound while the pipe boot, the valley or the step flashing has already given up.
Many developments here set the color and profile before you pick a contractor.
Rubber boots crack at fifteen to twenty years and leak long before shingles do.
Fast-built valleys and thin step flashing are the common leak points on these homes.
The East Greenwich Township construction office issues the permit and does the inspection.

Almost always a detail rather than the shingle. On homes built in this township’s growth years the usual culprits are a cracked pipe boot, a thin valley or step flashing that was never sealed properly. An inspection finds it, and the honest answer is often a targeted repair instead of a full replacement.
Check your documents, because several developments here do control shingle color and profile. We can provide the product data sheet and color name a board usually asks for, and we will hold the order until you have an answer. The township permit is separate and we handle that ourselves.
From East Greenwich Township. Wolfert is not its own municipality, so the township construction office issues the permit and performs the inspection under the New Jersey Uniform Construction Code. Gloucester County has no role in it, which surprises a lot of homeowners.
It can be. Plenty of 2000s builds got the minimum ridge vent with too little intake at the soffit, which leaves the deck hot in summer and prone to ice damming at the eaves in winter. Correcting intake at replacement time costs little and extends the roof.
