South Jersey’s boomtown of the 2000s. Nearly every roof here went on in the same decade, and that decade is now twenty years back.
Woolwich went from roughly three thousand residents to more than ten thousand in a single decade. Almost the entire housing stock dates from 2000 to 2010, built on farmland along Route 322 and Kings Highway, much of it inside homeowners associations. That means the township’s roofs are all arriving at the same milestone at once: twenty years of asphalt shingle, installed to whatever the spec of the day was.
Maze Roofing inspects those roofs for what a fast build leaves behind, which is usually fastening at the minimum, thin valley metal and short flashing at sidewalls. Where an association governs shingle color or profile, we confirm it before ordering material. Permits are filed with the Woolwich Township construction office under the New Jersey Uniform Construction Code.

Many neighborhoods here govern shingle color and profile through an association.
Light valley metal and short flashing legs are the usual first failure point.

Often yes, at least on color and profile. Many Woolwich neighborhoods have associations with architectural guidelines, and approval is separate from the township permit. Maze Roofing will match an approved product and give you the documentation to submit, but the association decision is between you and your board.
The Woolwich Township construction office, under the New Jersey Uniform Construction Code. That is a separate step from any homeowners association approval, and the township permit is required regardless of what your neighborhood rules say. We file it and coordinate the inspection after the work is complete.
Not on age alone. What matters is whether the shingles are still bonded, whether the granule loss is advanced, and what the valleys and flashing look like up close. Plenty of twenty-year roofs have a few seasons left. The point is to find out before a winter decides for you.
Because they were built by the same crews to the same details in the same few years. If a valley or sidewall detail was cut thin across a whole development, it tends to fail across that whole development. It also means the fix is well understood by the time we get to your house.
