Golden Gate Estates covers over fifty-three thousand acres with more than twenty-three thousand platted lots, a median lot size around two and a quarter acres, and a population larger than all three Collier cities combined. It was sold by Gulf American as the largest residential subdivision in the world, and around four in ten lots are still vacant.
This is acreage country. Long private drives, outbuildings, some unpaved streets, and properties a long way from the nearest main road. A roofing job out here is rarely just the house, and access affects the price as much as the roof area does.
