Local Roofing In Bonita Springs

Beach on one side, golf communities on the other

Bonita Springs runs from Little Hickory Island and Bonita Beach on the Gulf back inland across US 41 to a dense band of gated golf and country club communities. It incorporated in 1999 and has grown hard since. The split between the beach side and the inland side is the thing that shapes the work.
On the water it is surge, salt and wind. Inland it is architectural review, tile underlayment and getting a submittal through an association before anything can start. Bonita runs its own building department, so permits do not go through the county here.

Association approval

The inland gated communities review material and colour. We handle the submittal.

Tile underlayment

Plenty of nineties and two-thousands tile here is sound over underlayment that is finished.

City permitting

Bonita Springs runs its own building department rather than going through Lee County.

Bonita Springs FAQ

Common questions

Will my country club community approve the roof I want?

Will my country club community approve the roof I want?

Usually, if the submittal is right. Communities here review material and colour against written standards, and Florida law now limits refusing code-compliant hurricane-rated roofing on appearance alone. We prepare and file the package so it goes through once rather than twice.

Possibly. On a tile roof the tile is the armour and the underlayment beneath it does the waterproofing, and the underlayment wears out first. On a twenty to thirty year old roof the tile is often reusable and only what sits under it needs replacing, which costs considerably less than a full tear-off.

No. Bonita Springs has its own building department, as do Cape Coral, Fort Myers, Estero, Sanibel and Fort Myers Beach. Only the unincorporated areas go through Lee County. We file with whichever one covers your address.

Yes. An estimate costs you nothing and carries no obligation. If the roof has years left, we will say so.
