Local Roofing In Estero

A village, and a young one

Estero incorporated as a Village at the very end of 2014, which makes it the newest local government in Lee County. Most of its housing is correspondingly new: gated golf and lake communities built from the nineties onward, plus fast growth out along Corkscrew Road and around Miromar Lakes.
Newer housing does not mean no roofing work. It means different roofing work. The first generation of tile roofs here is now reaching the point where the tile is fine and the underlayment beneath it is finished, and almost every community has an architectural committee with a view on what goes back up.

Roofing In Estero

First-generation tile, second-generation problem

Estero built out with tile, and the tile usually outlives the underlayment under it by a decade or more.

Storm damage in Estero?
24/7 emergency leak and tarp response.

Lift and relay

Where tile is sound it can be lifted, the underlayment replaced and the same tile reinstalled.

CDD and HOA layers

Many communities here have both a district and an association. We navigate both.

Ian wind

Estero sat under the northern eyewall. Wind rather than surge did the damage inland.

Village permitting

Estero runs its own building department separately from Lee County.

Common questions

What is a lift and relay and is it cheaper?

What is a lift and relay and is it cheaper?

The tile is removed carefully and stacked, the old underlayment comes off, new underlayment goes down and your original tile goes back on with any breakage made up. Where the tile is still in good condition it costs well below a full new tile roof, and it is usually the right answer on a twenty to thirty year old roof.

Most Estero communities have an architectural review committee covering material and colour, and several also sit inside a community development district. We find out which approvals apply and prepare the submittal rather than leaving you to chase it.

Often it is, and we will say so. But fifteen years is enough for fastening and flashing detail to show up, particularly on homes built quickly during a boom. The inspection is free and either gives you peace of mind or catches something while it is still small.

Yes. An estimate costs you nothing and carries no obligation. If the roof has years left, we will say so.
