Repairs, replacements and free inspections across Spring Hill, from the original Deltona units to Seven Hills and Sterling Hill.
Spring Hill was laid out in 1967 by the Deltona Corporation, who bought over twenty thousand acres and platted 28,500 lots that sold out inside three years on ten dollars down and ten dollars a month. The early houses were modest two-bedroom block homes aimed at retirees. Bigger three-bedroom stock followed through the eighties and nineties, and newer pods like Sterling Hill, Silverthorn and Villages of Avalon filled in later.
What that means for roofing is simple. Tens of thousands of concrete-block ranches went up in a compressed period, most have been re-roofed at least once already, and they keep coming due in waves. Deeds and permits here still reference the original plat unit numbers, and so do we.

Spring Hill is repeatedly named the highest concentration of sinkhole activity in the country, and slow ground settlement damages a roof long before anything opens at the surface.
Uneven settlement puts framing out of square. Ridge lines sag and tiles crack near edges and joints.
Roof-to-wall and chimney flashing separates as the planes it bridges move apart. It looks like age.
Block ranches from the seventies and eighties dominate, so whole streets reach the end together.
Carriers price the documented age of the roof surface, not the year on the deed. Paperwork matters here.

It happens more here than most places. Slow cover-subsidence settlement takes years and produces no dramatic hole, but it puts the framing out of square. The signs are a roof line that reads uneven from the street, cracking near edges and joints, and flashing that looks stretched. We check for that pattern instead of assuming every leak is wear.
The documented age of the roof covering, which is not the same as the age of the house. Plenty of Spring Hill homes from the seventies are on their second or third roof. A properly permitted re-roof with the paperwork to prove it opens up more carriers and can earn wind mitigation credits.
Much of original Spring Hill carries deed restrictions without an active association, while the newer gated pods such as Sterling Hill and Silverthorn do have HOAs with architectural review. We check what applies to your specific plat before quoting rather than assuming either way.
Yes. An estimate costs you nothing and carries no obligation. If the roof has years left, we will say so.
