Repairs, replacements and free inspections across the Manatee County villages of Lakewood Ranch.
Lakewood Ranch was established in 1994 and Summerfield, the first village, finished in 1995. Greenbrook, Edgewater, Central Park, Riverwalk and the Country Club followed. That makes this a young community by Florida standards, but thirty years is exactly when the first generation of roofs comes due.
On the tile roofs the tile itself is often still sound while the underlayment beneath it has reached the end of its life. That is a lift-and-relay job, not a tear-off, and the difference in cost is significant. Knowing which one you are looking at is the whole point of the inspection.

Lakewood Ranch is well back from the coast, and the storm that hit it hardest was Debby, which dropped 16.6 inches of rain here in August 2024, the highest total reported anywhere in Manatee County.
Sound-looking tile over thirty-year-old underlayment is the most common thing we find in the older villages.
Heavy rain finds valleys, tie-ins and blocked scuppers before it finds the open field of a roof.
Greenbrook and Summerfield have grown real tree cover since the nineties, which means limbs and debris loading.
Every village has its own review committee for material and colour. We handle the submittal as part of the job.

Because on a tile roof the tile is the armour and the underlayment is the waterproofing. The underlayment has a shorter life. On a 1990s or early 2000s roof the tile is frequently reusable and only what sits beneath it has to come off and go back on.
The tile is carefully removed and stacked, the old underlayment is stripped, new underlayment goes down and the original tile is reinstalled with any breakage made up. It is usually well below the cost of new tile, and it is the right call whenever the tile is still in good condition.
Not if the submittal is right the first time. Each village committee approves material and colour against its own written standards, and Florida law now limits refusing code-compliant hurricane-rated roofing on appearance alone. We prepare and submit the package.
Yes. An estimate costs you nothing and carries no obligation. If the roof has years left, we will say so.
