Repairs, replacements and free inspections across Holmes Beach, Key Royale and the mid-island neighbourhoods.
Holmes Beach was laid out as a planned community from 1950, which is why it reads in clear eras. The 1950s and 1960s ground-level block homes came first, Key Royale was dredged and built out from 1957, the condos arrived in the 1970s, and elevated rebuilds have been going up since the nineties.
That means roofs here tend to come due in groups rather than one at a time. It also means a street of houses can share the same original detail and the same original weak point. When we inspect one, we usually have a fair idea what the neighbours are dealing with too.

The city assessed 3,331 structures after Helene and Milton and recorded 243 with major damage and 217 with minor damage, on top of nearly 2,900 otherwise affected.
Whole streets went up together, so the same detail tends to fail at the same time.
Key Royale takes weather off the bay as well as the Gulf, and the salt load comes with it.
The city measures 36 feet to the highest point of the roof, which constrains pitch on elevated rebuilds.
Reroofs here need a permit and a properly licensed contractor. We pull it rather than leaving it to you.

Yes. The city requires a permit for new roofs and reroofs, and the work has to be done by a state-certified or locally licensed contractor. There is a narrow owner-builder exception for an owner-occupied home that is not sold or let within a year. We pull the permit as part of the job.
It does, more than most people expect. The 36-foot limit is measured from the crown of the road at the front centre of the property to the highest point of the roof, so once the floor is lifted to flood elevation the remaining allowance sets your pitch. It is worth settling early in the design rather than late.
Probably. Houses here were often built in the same year with the same detailing, so if one on the street has failed the others are worth a look. The inspection is free and it either finds something or gives you a date to plan from.
Yes. An estimate costs you nothing and carries no obligation. If the roof has years left, we will say so.
