Complex estate rooflines handled properly, from Old Cutler Road to the streets around Pinecrest Gardens.
Pinecrest homes are large and their roofs are rarely simple. Estate properties along Old Cutler Road and the streets around Pinecrest Gardens and Suniland carry multiple valleys, dormers, hips and transitions, much of it in barrel tile.
Complexity is where roofs leak. A valley detailed quickly or flashing shortcut around a dormer will hide for years and then cost real money. We work these roofs properly, with matched tile on repairs, full two-ply underlayment on replacements, Miami-Dade approvals throughout and village permits on every job.

Tile is a rain screen, not the waterproofing. The layer under it has a much shorter life, and on a complex Pinecrest roof the failure is usually at a valley or a dormer rather than out in the open field.
Most of the time. We salvage sound tile from the work area, source the closest current profile for the rest, and place the blend where it reads as roof rather than repair.
That is most of what we do in Pinecrest. Those details are exactly where a rushed crew creates a problem, so they get the time they need.
Yes. An estimator inspects the roof, documents it with photos and gives you a written recommendation at no cost and no obligation.
