Repairs, replacements and free inspections in the historic fishing village of Cortez and the waterfront neighbourhoods around it.
Cortez has been a commercial fishing village since 1892, and it is the one part of this coast that sits behind the barrier islands rather than facing the Gulf. Anna Maria Island and Longboat Key take the direct wind. What reaches Cortez is the water and the salt.
The village itself is mostly 1920s rebuild stock, because the 1921 hurricane left only two structures standing. Around it are gated waterfront subdivisions, the elevated homes at Hunters Point, and several long-standing mobile-home communities. Three quite different kinds of roof, within a couple of miles of each other.
The full Maze Roofing range, residential and commercial, from the local team.
Shingle, tile, metal and flat roofing for homes and townhomes across the area.
Shingle, tile, metal, flat and TPO. Managed from tear-off to cleanup.
Flat, TPO and metal systems, with maintenance programs that protect the asset.
Storm damage, active leaks and fallen trees, with 24/7 phone response.
The village sits about three feet up with water on three sides, so surge and bay flooding are the real exposure here rather than direct Gulf wind.
Cortez is one of four designated historical overlay districts in Manatee County, and exterior work is reviewed.
Sarasota Bay, Anna Maria Sound and Palma Sola Bay all reach the village. Corrosion is constant.
The waterfront mobile-home communities need roof-overs and coatings, and few contractors here do that work.
Century-old cottages hide rot at the eaves and around additions. We look before we price.

Possibly, and it is worth establishing first. The Village of Cortez is one of only four locally designated historical and archaeological overlay districts in Manatee County, and a Certificate of Appropriateness is required before a building permit can be issued for work in a designated district. We confirm with the county whether your specific job needs it rather than guessing either way.
Less direct wind, yes. The islands genuinely do take the brunt. But the surge and bay flooding still arrive, and the salt load from three bodies of water is if anything harder on fasteners and flashing than on the open coast. The failure mode is different, not absent.
Yes. Roof-overs, metal panel work and coating systems on manufactured homes are a normal part of what we do. It is an underserved kind of work around here and we would rather quote it properly than send you elsewhere.
Yes. An estimate costs you nothing and carries no obligation. If the roof has years left, we will say so.
