Repairs, replacements and free inspections for Samoset homes, along the US 301 corridor east of Bradenton.
Samoset sits about twenty-six feet up with no water inside its boundary at all, which makes it the one place in this part of the county where the roofing conversation is not about surge. It was briefly a city of its own, incorporated in 1926 out of three subdivisions and voted back out of existence two years later.
The housing is mostly single-family detached, built out through the 1950s and 1960s on generous lots, with newer infill since the 2000s and a couple of established manufactured-home communities. Very little of it is vacant. These are lived-in houses, and the roofs on them have usually been working a long time.

Milton gusted above a hundred miles an hour at the airport in October 2024 and dropped several inches of rain, and inland Samoset took that the same as anywhere else.
Inland does not mean sheltered. Rain forced under a lifted covering is the usual failure here.
On 1950s and 1960s houses the sheathing and fasteners often need attention along with the covering.
A small leak left through a season costs several times more to put right. We would rather catch it.
Casa Loma and Golf Lakes need roof-overs and coatings, which we do as normal work.
Same office, same crews, a short drive away.

Not about surge, which is a real advantage here. But wind and rain reach inland Manatee County perfectly well, and the strongest gust recorded in the county during Milton was at the airport, not on the coast. Roofs here fail from wind and water intrusion rather than flooding.
That is the right question and often the answer is yes. We would rather do an honest repair and have you call us in eight years than sell you a roof you did not need. If the decking is sound and the damage is localised we will tell you so.
Talk to us about the timing and the scope. Sometimes the sensible route is to make the roof watertight now and plan the full replacement for a date you choose, rather than doing everything at once. We will lay out what each option actually costs.
Yes. An estimate costs you nothing and carries no obligation. If the roof has years left, we will say so.
