Repairs, replacements and free inspections in Whitfield Estates, Ballentine Manor and the Sara Bay area.
Whitfield sits on the northeast shore of Sarasota Bay, in Manatee County but with a Sarasota mailing address, which catches people out. It was laid out in 1924 around a Donald Ross golf course and sold as the Jewel of the West Coast before the boom collapsed in 1927.
What survived is a small, intact core of Mediterranean Revival houses from 1925 to 1929 on Broughton Street and Lantana Avenue, several of them early work by Ralph Twitchell. Around that core is mostly post-war Florida ranch. Two quite different housing types, two quite different roofs, inside one small neighbourhood.

The 102 mile-per-hour peak gust Manatee County recorded during Milton was measured at the Sarasota-Bradenton airport, which borders this neighbourhood.
Whitfield is one of only four designated historical overlay districts in Manatee County.
Tile hides damage well. Slipped pieces and soaked underlayment look fine from the street.
The bay and Bowlees Creek frontage is where the Helene water came from.
The oaks through the historic core are as old as the houses and drop real weight.

It means the county requires a Certificate of Appropriateness before a building permit is issued for work in a designated district. Whether a like-for-like reroof triggers that review is a question we put to Manatee County Historic Preservation for your specific address, because it is not something to assume in either direction.
Not necessarily, and tile is the covering most likely to mislead you. Individual tiles slip or crack, ridge and hip pieces break loose, and the underlayment beneath can be saturated while the roof still looks sound from the ground. It is worth having it walked.
Yes. Whitfield is in Manatee County even though the mail says Sarasota, and it sits squarely inside our Tampa Bay service area. The address confuses plenty of contractors but it does not change anything about the work.
Yes. An estimate costs you nothing and carries no obligation. If the roof has years left, we will say so.
