Bethel nearly doubled between 1990 and 2000. Farmhouses and open fields on one side, large-lot subdivisions on the other, and very little shelter from the wind.
Bethel Township is the rural western edge of Delaware County, up on the high ground between the Delaware River and the Brandywine. Booths Corner and Chelsea are the old villages. Everything else is farmhouse stock and the large-lot subdivisions that nearly doubled the population between 1990 and 2000. Lots out here are wide, and the ground around them is open.
Open ground means wind, so we specify and fasten for it: sealed starter at rakes and eaves, six-nail patterns, and rated hip and ridge cap. Farmhouse roofs get their own look, since older framing and standing-seam porch sections need different handling. Bethel Township issues the roofing permit under the Pennsylvania Uniform Construction Code.

Large lots and farm fields give storms a clean approach, and uplift at the rakes, the ridges and the first eave courses does most of the damage out here.
Perimeter shingles need sealing and tighter fastening where wind has an open run.
Standing-seam and low-slope porch roofs on older houses are separate systems entirely.
Large-lot builds from the 1990s are reaching the age where original roofs give out.
Bethel Township, not Delaware County, issues the roofing permit, and we file the application.

Garnet Valley is a postal name, and the municipality for much of it is Bethel Township, which issues the roofing permit under the Pennsylvania Uniform Construction Code. If your mail says Garnet Valley, check which township your tax bill names. We confirm it and file with the correct office.
Architectural asphalt with a high wind rating, installed with the manufacturer’s enhanced fastening pattern and sealed starter courses at every rake and eave. The rating on the wrapper only applies if it is installed that way. On exposed lots we treat the enhanced pattern as standard.
Yes. Standing-seam metal on porches and bays is a separate system from the shingle field above it, with soldered or mechanically seamed joints and its own terminations. We repair or rebuild it in kind, and we pay particular attention to where the metal meets the main roof and the wall.
It matters more at the eaves than in the middle of the roof. Drifting and refreeze at the overhang cause ice dams, and long unbroken slopes shed a lot of weight onto the edge at once. Ice-and-water underlayment and properly supported gutters handle most of it.
