An old name on new streets

Eagle is the historic crossroads at Route 100 and Route 401, and the name still labels the area, but the housing around it is mostly recent. Upper Uwchlan Township grew quickly from the 1990s onward, adding subdivision after subdivision of single-family homes and townhouses on what had been farmland. A handful of older buildings remain at the intersection itself. Most roofs here are original builder shingle.
That means two things: the roofs are hitting replacement age together, and most of them sit inside a community with rules about what goes back on. We supply the product data and color samples an architectural committee asks for. The permit itself is a separate matter and comes from Upper Uwchlan Township under the Pennsylvania Uniform Construction Code.

Roofing In Eagle

Association rules decide what the new roof looks like.

In subdivision neighborhoods the shingle color, profile and sometimes the manufacturer need approval before work begins, and getting that wrong means doing it twice.

Matched replacements

Townhouse sequencing

Upper Uwchlan permits

Upper Uwchlan Township issues and inspects the roofing permit, separately from any HOA approval.

Eagle FAQ

Common questions

Do I need HOA approval and a township permit, or just one?

Do I need HOA approval and a township permit, or just one?

Both, and they are unrelated: your association, if you have one, controls appearance, while Upper Uwchlan Township controls the permit and inspection under the Pennsylvania Uniform Construction Code. Appearance means shingle color, profile and sometimes brand. We prepare the documentation for the association submission and take care of the township side ourselves.

Valleys, pipe boots and the shingles on the slope that gets the most sun, roughly in that order. Builder-grade pipe boots crack and leak long before the field of the roof gives up, and a lot of twenty-five-year-old roofs are one boot away from a ceiling stain. An inspection tells you whether you are repairing or replacing.

Common, but not something to live with. Garages and cathedral sections often have poor ventilation or insulation gaps, so heat escapes, snow melts and the water refreezes at the cold eave. Air sealing, better ventilation and ice-and-water membrane at the eave during replacement is what stops the pattern.

Yes, and it is often the most efficient way to work when roofs went on together. Shared mobilization, one delivery schedule and consistent product across neighboring homes all help. Call the Wayne office at (267) 692-2511 and we can look at a group of properties in one visit.
