A hamlet at a Brandywine crossing in Pocopson Township. Roofing for riverside houses, with the township paperwork handled.
Lenape sits where the roads cross the Brandywine in Pocopson Township, south of West Chester. It is a hamlet rather than a town: a few dozen properties, a park along the water, and open ground around them. The houses run from old frame and stone near the creek to newer builds on the rise above it, and the river keeps the whole area damp in the morning.
Damp mornings mean shaded slopes dry slowly, so we pay attention to ventilation and to the north side of every roof. Replacements go back with ice-and-water membrane at the eaves and in the valleys, and balanced intake and exhaust. The permit is issued by Pocopson Township under the Pennsylvania Uniform Construction Code, not by Chester County.
The full Maze Roofing range, residential and commercial, from the local team.
Shingle, tile, metal and flat roofing for homes and townhomes across the area.
Shingle, tile, metal, flat and TPO. Managed from tear-off to cleanup.
Flat, TPO and metal systems, with maintenance programs that protect the asset.
Storm damage, active leaks and fallen trees, with 24/7 phone response.
Morning fog off the Brandywine settles on shaded slopes and holds there, which speeds up algae growth and keeps moisture working at every nail and seam.
North and creek-side slopes stay damp for hours after the sun is up.
Humid air that cannot leave the attic condenses on the underside of the deck.
Ice-and-water goes into every valley, where the debris and the water both collect.
Pocopson Township issues the roofing permit and inspects the work when it is done.
Same office, same crews, a short drive away.
Pocopson Township. Lenape is a place name inside the township, so the township’s code office handles the permit and the inspection under the Pennsylvania Uniform Construction Code. Chester County does not issue residential roofing permits. We submit the application and meet the inspector as part of the job.
Often it is condensation, not a leak. Warm household moisture reaches a cold deck and condenses, and it can drip and stain just like rain. Sealing attic bypasses and getting real intake at the soffit fixes it, and we check both before quoting a roof.
Mostly it changes access and cleanup. We keep debris and nails well away from the water, plan the dumpster on firm ground, and sweep magnetically at the end of each day. The roof system itself is the same one we would put on a house up the hill.
Usually within a few days for an inspection, sooner if water is actively coming in. We come out, get on the roof rather than guessing from the ground, and give you written findings with photographs. Our Wayne office at (267) 692-2511 schedules Chester County visits.
