A village in West Caln Township north of Coatesville. Modest houses, real hills, and paperwork that goes through the township.
Wagontown is a village on Route 82 in West Caln Township, in the hills north of Coatesville. It has a name and a crossroads, but no government of its own. Housing is modest and mixed: older frame and brick homes along the road, some mid-century infill, and newer houses on the farm ground behind them. The terrain is up and down, and so are the rooflines.
Which means every permit question ends up at the township building. We handle that: application, posted permit, inspection appointment. On the roof itself we look at pitch, exposure and ventilation, then build back with ice-and-water at the eaves and architectural shingle. Roof permits for Wagontown are issued by West Caln Township under the Pennsylvania Uniform Construction Code.

Because Wagontown is not a municipality, the permit, the inspection and any code question all go to West Caln Township rather than to a local village authority.
One office handles the permit, the posting and the final inspection here.
Houses on a rise take wind that sheltered valley properties never really feel.
Older frame homes and newer builds on the same road need different work.
West Caln Township issues the roofing permit and inspects the finished roof.
Same office, same crews, a short drive away.
West Caln Township. Wagontown is a village inside the township, so the township code office issues the permit and carries out the inspection under the Pennsylvania Uniform Construction Code. Chester County does not handle residential roofing permits. We complete the application and coordinate the inspection for you.
Yes, and small houses with low overhangs can be worse. Heat leaking into the attic melts snow, the water refreezes at the cold eave, and the backup finds its way under the shingles. Ventilation, attic air sealing and membrane at the eaves are the fix.
More than people expect. An exposed slope takes stronger wind at the ridge and rakes, and it dries faster after rain, which is good. We check edge fastening and ridge detail closely on a hilltop property and leave the sheltered slopes to a normal inspection.
Yes, always, and with the same detail as a large one: tear-off, deck allowance, underlayment, flashing, ventilation, shingle and cleanup, plus warranty terms. A small roof still deserves a real scope. Our Wayne office at (267) 692-2511 handles Chester County estimates.
