A township that tripled in the 1960s and grew again in the 1980s, which means whole neighborhoods hit replacement age at once.
East Goshen grew in bursts. The population jumped more than two hundred percent in the 1960s and nearly doubled again in the 1980s, so the housing reads as a series of neighborhoods each built in a few short years. Hershey’s Mill alone accounts for a large share of it. Around them, the older crossroads at Goshenville and the farm houses along Route 352 predate all of it.
That pattern shapes how we work here. We look at whole streets rather than single houses, price replacement before a leak forces the decision, and coordinate with association managers where rules govern color and profile. Permits are issued and inspected by East Goshen Township under the Pennsylvania Uniform Construction Code.

When a hundred houses go up in three years their roofs wear out in three years too, and waiting for a leak is the expensive way to find out.
Many neighborhoods here set color and profile rules that have to be cleared first.
Plank and early plywood decks can be soft at the eaves once shingles thin out.
Long runs of trim behind gutters take the damage before the roof itself shows it.

East Goshen Township does. The township code office issues the building permit for a reroof under the Pennsylvania Uniform Construction Code and inspects the finished work, and the county has no role in it. If you also need association approval, that runs in parallel and we can supply the product data sheets.
Yes, and it is easier to sort out before the contract than after. We pull the approved product and color list from the manager, price within it, and provide samples and specification sheets for the submittal. Where the list is dated we can suggest a current equivalent and let the board decide.
From the ground you usually cannot. Hail bruises the mat under the granules, which looks like nothing for a year or two and then opens up, so the check has to be made on the roof and on soft metals like vents and gutter aprons. We document what we find with photographs.
Sometimes, and it depends on what the inspection shows rather than on age alone. If the underlayment is intact and only details are worn, a repair buys real years. If granule loss is widespread and the flashing is at the end of its life, replacing on your schedule costs less than replacing after water gets in.
