Older Cherry Hill, tucked between Cooper River Park, Route 70 and Haddonfield Road. Roof replacement on stock that predates the township’s boom.
The Golden Triangle is the part of Cherry Hill most people do not picture when they hear the name. It sits at the township’s western edge by Cooper River Park, and much of it was built when this was still Delaware Township: 1920s through 1950s Capes, twins, brick colonials and small ranches on tighter lots than the later subdivisions east of here.
Older houses in a township known for newer ones tend to get quoted as if they were newer. We measure what is actually there: the pitch, the layers, the chimney flashing, the porch roof, the sheathing under it all. The permit and the inspection are issued by Cherry Hill Township’s construction office under the New Jersey Uniform Construction Code.

Much of this pocket is twenty or thirty years older than the rest of Cherry Hill, which means masonry chimneys, real porches and roof details no subdivision ever had.
Brick chimneys on these houses need counterflashing cut into the mortar, not tar.
Attached houses share a plane, and the party wall needs proper metal at the joint.
Small low-slope porch and bay roofs are frequently the oldest surface on the house.
Cherry Hill Township’s construction office issues the roofing permit for Golden Triangle addresses.
Same office, same crews, a short drive away.
It changes the details. Older houses here have masonry chimneys, steeper pitches, porch roofs and sometimes a shared wall, and each of those needs work a 1970s subdivision roof does not. The field of shingle is the easy part; the money and the risk are in the transitions.
Yes. The Golden Triangle is a neighborhood inside Cherry Hill Township, not a separate municipality, so the construction permit and the inspection come from the township’s construction office under the New Jersey Uniform Construction Code. We file it and meet the inspector ourselves.
Usually the roof is fine and the chimney flashing is not. On older brick chimneys the original counterflashing was cut into the mortar joints, and once that mortar goes, tar and sealant only buy a season or two. We rebuild the flashing and re-point where needed as part of the roof.
