Modest ranches on small Winslow Township lots, most with a shallow addition at the back. Roof replacement that starts there.
Albion is an unincorporated community in Winslow Township, on the busier northern side of a township that is mostly Pinelands. The housing is modest and mostly postwar: single-story ranches, a few capes, small lots, attached carports and garages. Almost every one of them has had something added at the back over the years, a porch enclosed, a breezeway roofed in, a family room extended out under a shallow slope.
Those additions are where we start. Below the shingle minimum pitch we use EPDM or TPO and flash it into the main roof with proper metal underneath. The main slopes get architectural shingle, new eave membrane and gutters sized for a long single plane. Albion roofs are permitted and inspected by the Winslow Township construction office under the New Jersey Uniform Construction Code.

Rear porches, breezeways and enclosed additions on these ranches run at a shallower pitch than the main roof, and shingle was never the right material there.
Below the shingle minimum pitch we use EPDM or TPO and flash it in.
Where a low-slope section meets the main roof, proper metal has to go underneath.
One long ranch plane sheds a great deal of water into very little gutter.

Same office, same crews, a short drive away.
Only down to the manufacturer’s minimum pitch, and then only with the extra underlayment their instructions require. Below that, water holds at the laps and the warranty does not apply. On genuinely shallow sections we use EPDM or TPO membrane and flash it into the sloped roof above, which is a permanent answer rather than a five-year one.
Winslow Township, through its construction office, under the New Jersey Uniform Construction Code. Albion is an unincorporated community, not a borough, so there is no separate local authority and Camden County does not permit roofing. We file with the township and stay with it through the final inspection.
On a long ranch that is usually capacity, not blockage. One continuous plane collects a lot of water and delivers it to a small number of outlets. Larger gutter, more downspouts, or both, solves it, and we work that out during the replacement, when the fascia is accessible and the change costs very little extra.
Not necessarily, but the transition between them has to be rebuilt whichever one you do. That joint is where the two systems meet and it is the most common leak on these houses. If the addition roof has years left, we rebuild the flashing and leave the rest, and we will tell you plainly which it is.
