A lake community tucked into Monroe Township’s woods near Williamstown. Roofing built for pine debris, deep shade and damp slopes.
Victory Lakes sits in the wooded half of Monroe Township, between Williamstown and the New Brooklyn and Cecil crossroads. It grew as a lake community, which shows in the housing: smaller original cottages, many of them expanded or winterized later, mixed with newer infill on the same wooded lots. Pitch varies house to house, and so does the quality of the addition work. What is constant is the tree cover.
Pines drop needles year round, and needles pack valleys and gutters tighter than leaves do. We clear and re-detail those points on every replacement, spec algae-resistant shingle for the shaded slopes, and rebuild flashing where an addition met the original roof. Permits go through the Monroe Township construction office under the New Jersey Uniform Construction Code.

A valley filled with needles stops draining and holds water against the shingle for weeks, which is how a sound roof starts leaking at one spot.
Needle buildup dams valleys and gutters, holding water where it should be moving.
Additions and enclosures on original lake houses leak at the joint to the old roof.
Moss and algae take hold where tree cover keeps a slope from drying out.

Keep the valleys clear first, because that is where standing debris does real damage. On a replacement we set the valley detail up to shed rather than catch, add ice-and-water underlayment there, and talk honestly about which gutter guards actually work under pine.
Monroe Township. Victory Lakes is a neighborhood and census place inside the township, so the township construction office issues and inspects the roof permit under the New Jersey Uniform Construction Code. Gloucester County has no part in it.
Because the two roofs meet, and that meeting has to be flashed and tied together properly. A lot of additions on lake houses were finished quickly, with the new roof lapped against old siding and caulked. Caulk fails; step flashing and a proper transition do not.
Rarely all of them. Trimming the limbs that overhang the roof gets you most of the benefit: less abrasion, less debris, more light and air on the slope. Shade over the house is worth keeping in summer; branches actually touching the shingles are not.
