A crossroads hamlet of a few hundred homes in New Hanover Township. Small-village roofing, with the permit filed where it actually belongs.
Cookstown is a crossroads settlement in New Hanover Township, in the far north of Burlington County near the joint base. It is small: a few hundred homes along County Route 537 and the lanes off it, surrounded by farmland and base property. The stock is old frame houses and postwar ranches, with little added since. Roofs are simple here, and most of them are old.
Small-village work is short work done properly. Tear off, replace soft decking, membrane at the eaves, new boots and flashing, architectural asphalt, clean up. We do not pad the scope because the house is small. The permit is issued by the New Hanover Township construction office under the New Jersey Uniform Construction Code.

Roofs here are simple gables with real age on them, standing in open country where wind reaches the ridge and the rake edge first.
Old shingle on simple gables, where the question is life left, not detail work.
Ridge cap, rake and starter course fastened for exposed farmland conditions.
Soft plank sheathing swapped board by board rather than sheet by sheet.
The New Hanover Township construction office issues the roof permit, not the county.
Same office, same crews, a short drive away.
New Hanover Township. Cookstown is a community inside it, not a municipality, so the New Hanover Township construction office reviews the application and inspects the finished roof under the New Jersey Uniform Construction Code. Note that New Hanover and North Hanover are two different townships.
If the shingle is past its life, yes, because a small roof is a smaller bill and a full replacement resets everything at once. If it is one bad valley or a cracked boot on a roof with years left, we will quote the repair instead and explain why.
Largely. Open farmland gives wind an unbroken run at the house, and what lifts first is ridge cap, the starter course and the shingles along the rake. Correct fastening counts, a proper starter strip at the eaves and rakes, and a sealed drip edge all hold better than minimum spec.
