Half a square mile of borough surrounded by Middletown Township. Two codes offices share one Langhorne address, and we file with the right one.
Langhorne Borough is 0.49 square miles with about 1,600 residents, and 252 of its buildings contribute to a historic district listed in 1987: Federal, Late Victorian and Craftsman, mostly two-and-a-half-story stone or frame, along Summit and Marshall Avenues, Pine Street, Richardson Avenue and Green Street. The Langhorne mailing address keeps going, though, across Middletown Township and into Langhorne Manor and Penndel, where the stock runs to postwar tract housing, Levittown sections and 1970s development.
Two different roofs, two different filings. On the borough’s older houses we work in slate, standing-seam porch roofs and copper flashing, with ice-and-water at the eaves. On the postwar ranches we work in architectural asphalt and rebuild the shallow-pitch sections. Langhorne Borough requires HARB approval on historic district exteriors before it will review a permit, while Middletown Township runs its own code enforcement office.

Langhorne Borough is under half a square mile and wants historic review before a permit, while the surrounding Middletown Township addresses that also say Langhorne do not.
Borough historic district work needs review and approval before the permit is looked at.

That depends on the parcel, not the mail. Langhorne Borough, Langhorne Manor, Penndel and a large part of Middletown Township all use the Langhorne mailing address, and each borough or township issues its own permits under the Pennsylvania Uniform Construction Code. Bucks County issues none of them. We confirm the municipality before we file anything.
The district takes in the Summit and Marshall Avenue area along with Pine Street, Richardson Avenue and Green Street, 252 contributing buildings listed in 1987. If you are inside it, the borough is explicit that the Historic Architectural Review Board has to review and approve the work before it will look at a building or zoning permit.
Plenty of the postwar houses around Langhorne have a low-slope rear section or an added family room roof, and asphalt shingles do not belong on either. An EPDM or TPO membrane, fully adhered or mechanically fastened, with the flashing carried up behind the siding, is the system that actually lasts on that pitch.
Maybe. Wind damage that removes or creases shingles is usually covered, ordinary wear is not, and the difference is visible on the roof. We inspect free, photograph what we find with dates, and give you a written scope you can hand your adjuster. If it is a small repair and your deductible is high, we will tell you that too.
