The most populous municipality in Bucks County, twenty square miles from Andalusia on the Delaware out to Trevose at Route 1.
Bensalem is not one place. It is a township stitched from older villages along the Delaware and the Bristol Pike, Andalusia, Cornwells Heights, Eddington and Bridgewater, plus Trevose inland at Route 1, plus postwar subdivisions and later developments like Belmont Hills, Neshaminy Valley, Nottingham Village and Bensalem Village. Most of it is architectural asphalt on 1950s through 1990s ranches, split-levels and colonials, with genuine low-slope on the commercial corridors.
Sixty thousand people and no two blocks alike, so we start with an inspection instead of a quote. Algae streaking, worn valleys, failed pipe boots and shallow rear sections are the usual failures on roofs this age, and three of the four are repairs rather than replacements. Bensalem Township runs its own building and planning department, and the roof permit is township, never county.

Storm damage, active leaks and fallen trees, with 24/7 phone response.
Bensalem’s 1950s and 1960s housing has been reroofed once or twice already, while the 1980s and 1990s developments are now at the age where valleys and flashing start to go.
Older Bensalem roofs often carry two layers, and a full tear-off is the honest answer.
The dark stripes are mid-Atlantic algae, cosmetic, and algae-resistant shingles keep them from returning.
Rear additions and porch roofs here take EPDM or TPO membrane instead of shingles.
Roof permits go through Bensalem Township’s building and planning department, never Bucks County.

You file with Bensalem Township’s building and planning department, not with Bucks County. Pennsylvania puts residential building permits at the municipal level under the Uniform Construction Code, and a tear-off and reroof is the kind of work that office wants on record. We pull the permit, meet the inspection, and close it out when the job passes.
Algae. Gloeocapsa magma grows on the limestone filler in asphalt shingles and streaks downward with the water, and it is very common in this part of the mid-Atlantic. It is cosmetic. It does not mean the roof is failing, and it is not on its own a reason to replace one that still has life left.
We can usually tell at the rake and the drip edge from the thickness, and from the attic side. It matters because a second layer over an old one hides the deck, traps heat, and leaves no clean way to run ice-and-water membrane at the eaves. If there are two, the right job is a full tear-off.
Sometimes. Hail bruises asphalt shingles in a random pattern and knocks granules loose, and an adjuster looks for that pattern on a marked test square. We inspect free, mark what we find, and photograph it with a date. If the damage is real we give you a scope to submit, and if it is not, we say so.
