Eleven neighborhoods and seven condominium associations under one community association. Roofing here runs through a board before it runs through a crew.
Village Shires is a planned community in Northampton Township laid out with no through traffic, built mostly between the late 1970s and the mid 1980s. It holds roughly 185 single homes, 556 townhomes and 852 condominiums across neighborhoods including Beacon Hill, Heather Valley, Mill Pond and Signal Hill. Most of the roof area is shared across units rather than owned by one household.
That changes how the work is planned. We quote by building rather than by unit, sequence blocks so nobody is open to weather, and give boards the scope, product data and insurance paperwork they need to vote. The building permit is issued by Northampton Township under the Pennsylvania Uniform Construction Code.

A condominium building here carries one continuous roof over many units, so the whole structure has to be phased, funded and inspected as a single piece of work.
Whole structures get quoted and replaced together, not unit by unit.
Scope, product data, warranty terms and insurance certificates supplied for board review.
Tear-off on early 1980s buildings often reveals sheathing that needs partial replacement.

We walk every building, measure, and give a written scope broken out by structure so a board can see exactly what it is voting on. That package includes product specification, warranty terms, insurance certificates and a phasing plan. If reserves only cover part of the community this year, we will help prioritize the buildings in worst condition.
We pull it, from Northampton Township, under the Pennsylvania Uniform Construction Code. Village Shires is a community and census place, not a municipality, so it has no permit authority of its own. The association’s approval of materials and schedule is separate, and both steps need to be done before work starts.
End units lose heat through more exterior wall and usually have worse air sealing at the gable, so warm air collects at the top of that unit and melts snow above a cold eave. The fix is ventilation and air sealing in that section, plus ice-and-water membrane at the eaves and in the valleys when the building is re-roofed.
Noisy for a day or two per building, and we plan it so residents keep driveway access and nothing is left open overnight. Cars get moved off the work side, landscaping gets covered, and we sweep for nails at the end of each day. Boards usually give residents a written schedule a week ahead.
