River Road and the wooded hill above it, in Upper Makefield Township. Roof work for large, complex houses under heavy tree cover.
Washington Crossing is the stretch of Upper Makefield Township along the Delaware, where Route 32 runs beside the river and the land climbs toward Bowman’s Hill and Jericho Mountain. The historic park sits at its center. Housing is a mix of old stone and frame near the river and large, architecturally complicated homes set back on wooded acreage above it, with Pidcock and Houghs creeks cutting through and tree canopy over nearly everything.
Complexity plus tree cover is the combination that matters. Multiple dormers, hips, valleys and chimneys mean a lot of flashing, and heavy canopy means every one of those valleys collects debris. We rebuild valleys open and clean, reflash penetrations rather than reusing them, and file the permit with Upper Makefield Township under the PA Uniform Construction Code.

Heavy canopy fills valleys and dormer gutters with leaves and needles, and on a roof with a dozen valleys that debris has a dozen places to hold water.
Canopy over the roof loads every valley with litter that dams water instead of shedding it.
Complex rooflines multiply sidewall and step flashing, and each junction is a possible leak.
Overhanging limbs break in nor’easters and summer wind, puncturing shingles and denting metal.

Upper Makefield Township. Washington Crossing is a census place and a postal name, not a municipality, so the township reviews the permit and inspects the work under the Pennsylvania Uniform Construction Code. The state park at the center of the area does not change anything about a private homeowner’s permit.
Twice a year is realistic here, once after leaf drop and once in spring. Valleys and dormer returns are where litter collects and where a roof holds water it was never meant to hold. Open metal valleys shed debris far better than woven shingle valleys, which is why we build them that way.
Get it covered properly first, then assessed. A limb strike often damages more than the shingles it broke, pushing fasteners and cracking decking around the impact. We look at the deck from below as well as above before deciding whether the repair is a patch or a section, and document what we find.
It does, and for a good reason. Dormers, hips and valleys are where the labor and the materials go, because every one needs step flashing, counterflashing and careful shingle cuts, while a simple gable roof of the same square footage is a much faster job. Quotes on complex roofs should reflect that honestly.
