Our Tampa Bay office is in Riverview, which puts crews inside Hillsborough rather than driving into it. From there the territory runs west across the bay into Pinellas, north into Pasco, and south over the Manatee River into Parrish and northern Manatee County.
The roofs differ by county more than people expect. Pinellas is the coastal one: salt air, older beach-town housing on the barrier islands, and the corrosion problems that come with both. Hillsborough and Pasco are dominated by subdivision shingle from the building booms of the nineties and two-thousands, whole neighborhoods now reaching replacement age on the same clock. Manatee is the newest, where the questions are usually about warranty and workmanship rather than age. What holds across all of it is the weather: lightning-season downpours every afternoon that find any worn seam, and tropical systems off the Gulf that decide whether the fastening was specified properly. Permits run through the county desks or the individual cities, depending on the address.

Both. Pinellas is a full part of our territory, not an occasional trip. The beach cities in particular get coastal-grade specifications, because salt air treats fasteners and flashing on Treasure Island very differently to how it treats them in Brandon.
It usually means the neighborhood was built in one stretch and the roofs are aging together, which is normal across Tampa Bay’s subdivisions. It does not mean yours is finished. Sun exposure, ventilation and how the roof was installed all move the date. An inspection with photographs tells you where yours actually is, and if the honest answer is that you have years left, that is what you will hear.
We do, always. Unincorporated addresses permit through the county, Hillsborough, Pinellas, Pasco or Manatee, and incorporated ones through the city desk. Either way it is pulled, inspected and closed out by us. An open permit becomes the owner’s problem at sale or claim time.
